Project Description

LENAX provided cost estimate analysis and value engineering for two projects whose costs were exceeding the District's budget. On the Sierra Mesa Fundamental School project, contractor bids exceeded the project budget. For the McKinley School, the architect's estimate for required upgrades was more than the District's budgeted construction cost. For each project, the District requested our team analyze the design documents to identify areas where design might be modified to reduce the construction costs. Our staff provided cost and budget assessments based on the original design documents, and performing cost assessments for various value engineering alternatives to reduce the estimated cost for each of the projects to meet the District's budget.

Project Highlights

  • Sierra Mesa Fundamental School/Sierra Madre New Middle School - This new 92,000 sf middle school campus includes five wood frame one- to two-story buildings.
  • McKinley School - This K-8 school was originally built in 1923, and requires multiple upgrades including a new gymnasium, new classroom building, new kitchen, lunchroom, central plant and playground reconfiguration. In addition, the master plan includes modernization of three existing buildings, and HVAC and ADA upgrades.
